Kilroy Files Plans for Three Towers at SoMa Flower Market Site
Developer Kilroy Realty announced plans late last year to rebuild the San Francisco Flower Mart underneath the new office development that it intends to build on the Flower Mart site, but details about the office buildings themselves have been scarce until now.
A new Preliminary Project Assessment (PPA) for the 640 Brannan Street site has been submitted to Planning with plans for nearly 1.5 million square feet of new office space across three towers, designed by Skidmore, Owings & Merrill. The highest tower would reach 250 feet, while two towers atop an adjacent building would rise to 224 feet and 200 feet. All of the towers would be connected by two pedestrian bridges on the seventh and twelfth floors. There would also be a third building on the site that would stand only five stories tall.
In its proposal, Kilroy estimates construction costs for the whole project to be $350 million, a figure that includes the office space, the new $80 million Flower Mart and 45,800 square feet of retail space—10,000 of which would be set aside for ground-level Flower Market retail. There would be plenty of parking, with 300 total spots, half of which would be reserved for the Flower Mart. Parking for Flower Mart trucks is also included in the plans.
The filing of a PPA is only the first step of what is sure to be a contentious process to receive Planning approvals. Opponents to the plans, including former Mayor Art Agnos, have said they intend to put the building proposal to a public vote via a ballot measure. However, if everything goes according to Kilroy's plans, the new development would be complete in 2018.
